IKO Underlayment & Deck Repair: The Orlando Owner’s Guide
If your IKO shingles are failing because the underlayment or roof deck beneath them has given out, we carry IKO-compatible underlayment and repair decking on the truck, and most Orlando repairs run between $450 and $1,400 depending on how much decking needs replacing. The underlayment is the water-shedding layer between your shingles and the plywood or OSB deck, and when it fails in Florida’s wet season, the deck rots fast. You usually discover the problem the way most Orlando homeowners do: a ceiling stain after a heavy afternoon storm, or shingles that suddenly look wavy because the deck beneath is swelling.

We’re an independent roofing contractor, not an IKO dealer or affiliate. What we are is a crew that has pulled apart enough failed Orlando roofs to know exactly what IKO underlayment looks like when it has done its job past its lifespan, and what it looks like when it failed early because the deck wasn’t dry when it went down. Grant Whitlock, who owns Mercer Roofing Co Orlando, learned roofing at Los Angeles Trade-Technical College and has been looking at Florida deck failures for years, including around Lake Nona where summer storms push standing water into places homeowners never think to check. He’ll tell you straight: the underlayment is the part of your roof that actually keeps water out of your house. The shingles are just its armor.
Which IKO Models This Applies To
IKO underlayment compatibility starts with knowing which IKO shingle line sits on top. Cambridge, Dynasty, Nordic, and Crowne Slate are the lines we see most often in Orlando, and each pairs with IKO’s own underlayment products: GoldShield, RoofGard-Cool Grey, and StormShield. The gotcha: older IKO installations across Central Florida used 15 lb felt underlayment, which IKO no longer recommends under their architectural shingles. If your deck has failed and you’re replacing felt with a synthetic like IKO’s StormShield, the lap lines and fastener pattern change, and that matters for the warranty.
How to identify what you have: peel back a loose shingle at the eave edge and look at the layer beneath. Synthetic underlayments are woven polypropylene, white or grey, with printed lap lines. Felt looks like thick black paper. If you can’t safely access the eave, we’ll do it during the estimate. For deck repair, the question is thickness: IKO specifies a minimum 3/8″ plywood or 7/16″ OSB deck for their shingle warranty. If your deck measures thinner and it’s wet or delaminating, we replace it to spec, not just where it’s soft. The difference matters in Orlando, where a summer afternoon storm can drop two inches of rain in an hour.

Signs Your IKO Underlayment & Deck Repair Is Failing
- Ceiling stains that appear after heavy rain, not immediately. Water takes hours to travel through failed underlayment and saturated decking, so the stain shows up at 8 p.m. from a 3 p.m. storm. The deck is acting as a sponge.
- Shingles that look wavy or feel spongy underfoot. When the deck swells from moisture, shingles can’t lie flat. This is deck failure, not shingle failure, and it means the underlayment has been letting water through for a while.
- Granules in your gutters after every storm. Some granule loss is normal. Heavy, recurring loss from IKO shingles means the shingle mat is breaking down, which exposes the underlayment to UV and cuts its life short.
- Attic sheathing that looks dark, streaked, or has white fungal growth. If you can see the underside of the deck from your attic and it’s not light, dry wood, the underlayment has failed and the deck is rotting from the inside.
- Leaks at penetrations: vents, pipes, skylights, chimneys. Underlayment failure often starts where it was cut for a pipe boot or vent and the seal wasn’t done right. In Orlando’s driving rain, a two-inch underlayment gap at a pipe boot becomes a waterfall.

AfterReplacement Cost & What’s Included
Here’s the honest Orlando pricing picture for IKO underlayment and deck repair. A small area, say 100 square feet of underlayment replacement with no deck repair, runs $450 to $700. If the deck has rotted and we’re pulling 2-3 sheets of plywood or OSB, expect $800 to $1,400. If the failure is widespread across multiple roof faces, the price goes up from there, and at that point you’re likely looking at a re-roof, not a repair.
What’s included in our underlayment and deck repair:
- Removal of shingles over the failed area, stored if reusable, replaced if not
- Full inspection of the deck: we sound it with a hammer and probe soft spots, then show you what we found
- Replacement of rotted or delaminated decking to IKO spec (3/8″ plywood or 7/16″ OSB minimum)
- New IKO-compatible synthetic underlayment, lapped and fastened per manufacturer spec
- Reinstallation of shingles, with new IKO starter strip and ridge cap where needed
- A written 365-day guarantee covering the repair work and materials we installed
Every price is given in writing before we start. No change orders, no “we found more once we opened it up” surprises. If the deck is worse than the estimate showed, we stop and show you a photo before we spend another dollar of your money.
DIY or Call Us?
There are two things an Orlando homeowner can safely check before calling us. First, go in the attic during daylight and look for any pinholes of light coming through the deck. Second, after a dry spell, look for water staining on the underside of the sheathing. Both checks are safe, free, and give you a better sense of what’s happening.
What we don’t recommend is pulling shingles on an active IKO roof to inspect the underlayment yourself. Florida roofs are steep, the afternoon sun makes shingles hot enough to burn skin, and once you break the seal between shingles, you’ve created a potential leak where there wasn’t one. Working on a roof deck that may be rotten is a fall risk. If you’ve done your attic check and you suspect underlayment or deck failure, call us at (850) 757-3564. We’ll come out, do the inspection properly, and hand you a written estimate with the exact number before any work starts.
FAQs
IKO synthetic underlayments like StormShield are rated to last the life of the shingle system, but in Orlando’s heat and humidity, the practical lifespan is 15 to 20 years before we start seeing UV degradation at the eaves and around penetrations. Older felt underlayments fail closer to 12 to 15 years in Florida’s wet-dry cycles. Call (850) 757-3564 and we’ll tell you what’s actually on your roof.
If the failure is localized, yes, underlayment can be repaired in sections without replacing the whole roof. We shingle-match as closely as possible and seal the transition so a repaired roof sheds water as well as a new one. If the underlayment has failed across multiple roof planes, repair becomes throwing good money after bad, and we’ll tell you that too. Either way, you’ll get a straight answer and a written price.
A typical Orlando repair covering one to two sheets of decking is done in a single day, including shingle reinstallation. Larger areas may run two days depending on weather and how much shingle matching the job requires. We give you a written timeline with the estimate, and we tell you if rain will push the schedule.
Yes. Our trucks carry IKO StormShield and RoofGard synthetic underlayment, plus decking in 3/8″, 7/16″, and 1/2″ thicknesses, along with IKO starter strip and ridge cap. We also stock underlayment and compatible components for GAF, Owens Corning, and CertainTeed systems. If the repair calls for a different IKO product, we can usually have it the same day from our Orlando suppliers.
No. The price we give you in writing is the price you pay. If we find additional deck rot outside the quoted scope, we stop, take photos, walk you through what we found, and give you a new written price for the additional work before we touch it. You approve every dollar before it’s spent.
