Tamko Underlayment & Deck Repair: The Orlando Owner’s Guide

Tamko underlayment and roof deck repair in Orlando typically runs $850 to $2,400 installed, depending on how many decking sheets need replacement and whether we’re pulling up failed underlayment or patching water-damaged plywood. We stock Tamko-compatible underlayment on our trucks and can usually complete a deck repair in one visit.

Most homeowners find out their Tamko underlayment has failed after a hard Orlando storm. Water shows up on the ceiling, or they notice shingles lifting at the edges. By the time you see interior staining, the underlayment has already been compromised for weeks or months. The decking underneath is often next. We see it all the time in neighborhoods like Lake Nona, Conway, and Winter Park where summer downpours can dump two inches in an afternoon and sit against flashing long enough to find every weak seam.

Here’s the good news: you don’t have to guess what’s happening up there. We’ll tell you what failed, what it costs, and we’ll put the price in writing before any work starts.

Which Tamko Models This Applies To

Tamko’s underlayment line breaks into a few main categories, and they’re not interchangeable. If your roof was installed with Tamko shingles, the underlayment underneath could be TW Underlayment (their standard 30-lb felt replacement), Moisture Guard (synthetic, higher tear resistance), or Awaplan (a self-adhered peel-and-stick membrane used in low-slope applications and valleys). Each behaves differently after a leak.

One critical Orlando note: Awaplan and other peel-and-stick products fail differently in Florida heat than they do up north. The asphalt adhesive can soften and lose its bond in attic temperatures that routinely hit 140 degrees in August. A homeowner may never see the underlayment slipping until wind-driven rain gets behind a shingle and finds the gap.

For decking, most Orlando homes built in the 1980s through the early 2000s used CDX plywood, often 15/32-inch or 1/2-inch. Newer construction may have OSB. Both are compatible with Tamko’s underlayment, but if we’re repairing original cedar shakes or a tile roof with a Tamko membrane, the deck prep is different. We match the underlayment to what was specified for your roof assembly, not just what’s cheapest to lay down.

OEM Tamko underlayment is what we recommend for homes where the warranty still matters. Aftermarket synthetic equivalents can perform just as well in the field, but mixing products mid-roof can complicate a manufacturer claim. We carry both options and will show you the difference before quoting.

We also stock deck and underlayment materials compatible with GAF, Owens Corning, and CertainTeed roofs, so if your roof predates your Tamko shingles or was mixed by a previous contractor, we’re set either way.

Signs Your Tamko Underlayment & Deck Repair Is Failing

  • Ceiling stains that appear days after a storm. Water can travel sideways between the deck and underlayment before it finds a seam to drip through. By the time it shows up on drywall, the deck around the leak may already be soft. We trace the path back, don’t just patch the visible spot.
  • Shingle edges lifting or curling on the eaves. In Orlando’s humidity, a failed underlayment lets moisture rise from the attic side and loosen the shingle seal. If you see shingles waving on a sunny day, the deck underneath is holding moisture it shouldn’t be.
  • Granules accumulating in gutters faster than normal. Tamko shingles shed granules as they age, but accelerated loss means heat and trapped moisture are cooking the shingle from underneath. The underlayment has stopped doing its job as a thermal break.
  • A soft or spongy feel when walking the roof. That’s the deck itself rotting, not the underlayment. Untreated, it spreads to joists and rafters. If you suspect it, stay off the roof and let us inspect it. Rotted decking can give way under a person’s weight.
  • Water showing up in the valleys during a hard rain. Valley underlayment takes the most water volume on any Orlando roof. When the Tamko membrane in the valley fails, water doesn’t just stain the ceiling, it follows the valley line down into the fascia and soffit. That’s a repair best caught early, since soffit replacement is a separate bill.

Replacement Cost & What’s Included

In Orlando, expect to pay roughly $175 to $275 per 4×8 sheet of decking replaced, including the tear-off of damaged wood, debris removal, and installation of new Tamko-compatible underlayment over the repair area. A typical leak around a vent or valley runs $850 to $1,500. Larger deck sections, especially on low-slope roofs or homes in the Conway chain-of-lakes corridor where wind and water exposure are higher, can reach $2,000 to $2,400+.

The biggest variable is how far the rot spread. We don’t know until we open up the roof. What we do guarantee is this: you’ll get a written quote before we start, the price won’t change mid-job, and if we find something that needs attention outside the original work, we’ll show you photos and wait for your approval before touching it.

Every deck and underlayment repair includes our 365-Day Done Right Promise. If the repair fails within a year, we come back and make it right at no charge. Written guarantee, every job.

DIY or Call Us?

We’ll be straight with you. You can safely check a few things from the ground or a ladder: missing shingles, visible decking at the eaves, and roof valleys you can inspect with binoculars. What you shouldn’t do is pull up shingles to “peek” at the underlayment. If it’s not failed, you’ve now broken the waterproof seal. If it is failed, you’re exposing rotted decking that may not support your weight. Roof deck repair is not a weekend project. Falls from Orlando roofs injure homeowners every year, and a botched underlayment patch will leak worse than the original problem.

Grant Whitlock learned the trade at Los Angeles Trade-Technical College and spent years on residential and commercial roofs before bringing that hands-on approach to Orlando. His rule is simple: nobody walks a roof alone, and nobody opens a deck without a plan to close it the same day. A roof shouldn’t be a mystery, let’s talk about what’s actually up there.
