Atlas Underlayment & Deck Repair: The Orlando Owner’s Guide
Atlas underlayment and deck replacement in Orlando typically runs $1,200 to $3,800 installed, depending on how much decking has rotted and which Atlas underlayment line your home uses. We stock common Atlas-compatible underlayment on our trucks and can match most Atlas shingle systems the same week we inspect. Most Orlando homeowners discover the problem the hard way: a ceiling stain after heavy rain, granules in the gutters, or a roofer from another company pointing out soft decking during a quote for something else.

We’re Mercer Roofing Co Orlando, an independent roofing contractor. We’re not affiliated with Atlas, but we install and repair their systems regularly, including underlayment and deck repair tied to Atlas shingle lines. Grant Whitlock, our owner, learned roofing at Los Angeles Trade-Technical College and has spent nearly two decades on residential and commercial roofs. Around Lake Nona especially, he’s seen how summer storms push standing water into places homeowners never think to check until the decking gives way. If your Atlas roof is failing at the underlayment or deck level, here’s what you actually need to know.
Which Atlas Models This Applies To
Atlas underlayment is not one product. We work with four that show up on Orlando homes most often: Atlas WeatherMaster, Atlas Summit, Atlas HP42, and the peel-and-stick Atlas WeatherMaster Ice & Water Shield. Each has different thicknesses and fastening patterns, and matching the right one matters more than most homeowners expect.
The compatibility gotcha: Atlas HP42 is a 42-mil synthetic underlayment rated for high-wind zones. It’s heavier than the 30-mil WeatherMaster, and if a previous contractor installed a lighter synthetic as a “comparable” swap, that underlayment can tear at the fasteners during a hurricane-band storm. We see it on re-roofs in older Orlando neighborhoods like Conway and Audubon Park. The fix is removing and replacing with the correct Atlas-spec or an equivalent that meets the same tear-strength rating.
For decking, the part that matters is thickness. Florida building code requires at least 7/16-inch OSB or 15/32-inch plywood depending on rafter spacing. Older Orlando homes, particularly 1980s construction in Pine Hills or Azalea Park, often have 3/8-inch plywood that Atlas underlayment cannot properly fasten to once it’s been wet. A roofer who’s knowledgeable about this will check the deck thickness before quoting underlayment replacement. A less careful one won’t, and you’ll pay for that later.
OEM versus aftermarket: Atlas manufacturers its own underlayment, and using it preserves the Atlas shingle warranty in most cases. Quality aftermarket synthetics with equivalent ASTM ratings work fine and sometimes cost less, but if your Atlas shingles are still under warranty, we recommend staying with Atlas-spec underlayment and documenting it. That small choice can save you thousands on a future warranty claim.

Signs Your Atlas Underlayment & Deck Repair Is Failing
- Ceiling stains or drips in the attic after rain. This usually means the underlayment has a tear or seam failure and water is reaching the decking. By the time you see a ceiling stain, the decking beneath that spot has likely been wet for weeks.
- Soft spots when walking the roof. Decking that flexes underfoot is rotted or delaminated. In Orlando’s humidity, OSB decking that stayed wet can lose structural strength within a single rainy season. This is the most common deck repair trigger we see.
- Shingle edges curling or lifting at the eaves. When underlayment fails at the roof edges, the first shingle course loses its grip and starts to lift. It looks like a shingle problem. It’s usually an underlayment problem underneath.
- Granules piling up in gutters. Some granule loss is normal for aging shingles, but if your Atlas shingles are only 8 to 12 years old and you’re seeing heavy granule accumulation in the gutters, the shingle mat could be deteriorating from trapped moisture, which points to underlayment or deck failure.
- Mold or musty smell in the attic after heavy Orlando rain. That smell is moisture that didn’t dry out. The underlayment should be the barrier that prevents that moisture from ever reaching the decking. If it’s not doing that job, the decking is slowly failing.

AfterReplacement Cost & What’s Included
Here’s what Atlas underlayment and deck repair costs in the Orlando market, installed:
- Decking replacement, small section (up to 100 sq ft): $400 to $850
- Decking replacement, large section (100 to 400 sq ft): $850 to $2,200
- Underlayment replacement only (no decking, 1,500 to 2,500 sq ft roof): $1,100 to $2,400
- Full underlayment plus partial decking, typical Orlando home: $2,500 to $3,800
- Full decking replacement on a 2,000 sq ft home (rare but happens): $3,800 to $6,500
What drives the range: how much decking is rotted, whether the shingles can be reused or need replacement, roof pitch (two-story steep roofs cost more), and which Atlas underlayment line is specified. Our price includes removal and disposal of the old materials, the new underlayment or decking, and a written warranty on our workmanship. Every repair gets our 365-Day Done Right Promise: if it’s not right within a year, we make it right at no charge.

We write the price down before any work starts. There’s no change order game and no surprise line item at the end. You’ll know what the repair costs before we put a single fastener in.
DIY or Call Us?
Here’s the honest split. What you can safely do: check your attic after a heavy rain with a flashlight, look for water stains on the underside of the decking, and note any soft spots you can see from the ground or a ladder. That inspection tells you whether you need to call someone.
What you should not do: pull up shingles to inspect underlayment yourself, or attempt to replace decking on a steep Orlando roof. These repairs require working at height on a surface that may already be structurally compromised, and underlayment that’s improperly fastened will fail the next time a summer storm parks over your neighborhood. Falls from roofs injure and kill homeowners every year in Florida. This is a job for a trained professional with the right equipment, not a weekend project.
When you call us, you’ll know exactly who’s coming to your door before they arrive. We send every technician’s name and photo ahead of the visit, and they badge in with a photo ID when they knock. We’re background-checked, identity-verified, and we hold ourselves to the Threshold Verified standard on every job. If you’re home alone or have young kids, that matters. Call (850) 757-3564 and we’ll get you on the schedule.
FAQs
Atlas synthetic underlayment typically lasts 20 to 30 years when installed correctly, but Orlando’s heat and humidity shorten real-world lifespan to about 15 to 20 years before you should have it inspected. The bigger variable is not the underlayment itself, it’s the decking beneath it. Once decking stays wet, it fails long before the underlayment does. Call (850) 757-3564 to schedule an inspection and get a written quote.
Yes, if the damage is localized, such as a tear around a pipe boot or a section near a valley, we can patch and reseal that area rather than replace the full underlayment. The honest caveat is that patched underlayment will never perform as well as continuous underlayment, especially in Florida’s wind-driven rain. We’ll tell you if a patch makes sense or if replacement is the better long-term move, and the price difference will be in writing before work starts.
Most underlayment and deck repair jobs in Orlando are completed in one to two days, depending on how much decking needs replacement and whether the existing shingles can be reused. If we’re replacing decking and underlayment but not shingles, it’s usually a single full day. If shingles come off and go back on, count on two days. Weather delays happen in Florida, but we’ll keep you posted on timing.
We stock Atlas WeatherMaster and HP42 synthetic underlayment on our trucks, along with OSB and plywood decking in standard thicknesses. If your home requires a less common Atlas product or a special-order thickness, we’ll have it within a day or two from our local Orlando suppliers. We also work with GAF, Owens Corning, and CertainTeed systems, so if you have mixed materials on your roof, we can match what’s there.
